Holding Deposit
Holding Deposit
To apply for a property, we require a holding deposit of one week’s rent. This will reserve the property while we conduct the necessary referencing and identity checks (which can take up to 15 days).
Dilapidation Deposit
Dilapidation Deposit
5 weeks’ rent is to be paid upon acceptance and is held in a government approved deposit scheme (TDS – Tenancy Deposit Scheme). This is returned at the end of the tenancy, less deductions (as outlined in the tenancy agreement).
First Month’s Rent
To be paid upon key collection.
Payment should be by Bank Transfer. We can accept payment in cash, for which there is a 2% handling fee. |
If you withdraw your application or if the application is unsuccessful due to reference reasons you will forfeit the holding deposit. |
If you proceed with your tenancy agreement, the holding deposit is added to the dilapidation deposit. |
Returned cheques, dishonoured Standing Order payments and all rental payments in cash will incur a handling fee of £25.00 + VAT per item. |
Late payment will be charged £25.00 + VAT each time. |
Costs incurred due to lost keys will be charged at £50 per call out. |
Any change to tenants named on the contract will be charged at £50 + VAT, payable when you request the change. |
If you vacate before the expiry of the fixed term, you will have to pay the rent and all other outgoings until any new Tenant is in occupation. |
All of the above fees are subject to VAT at the standard rate.
