📢 Industry Update: Renters’ Rights Bill Receives Royal Assent![]()
The Renters’ Rights Bill officially passed through Parliament last week and has now received Royal Assent, a huge milestone that will reshape the private rented sector in the months ahead.![]()
📅 Although the Bill has now passed into law, the new tenancy regime will not come into effect until a later date — likely in 2026. The first wave of changes will begin around two months after Royal Assent, with further stages introduced gradually.![]()
📬 EPS Properties have been keeping landlords informed throughout the Bill’s progress via newsletters and updates, and we’ll continue to guide them through each stage as implementation begins. We’ll also share official Government information leaflets once available, helping both landlords and tenants understand how the changes will affect them.![]()
✅ Now that the Bill has cleared Parliament, our focus turns to guiding landlords through the implementation phase — helping them stay compliant, confident, and ahead of the curve as the new legislation takes effect.![]()
🏠 Below is a summary of the 12 key provisions introduced under the Renters’ Rights Act:![]()
1. New assured periodic tenancy system – No minimum tenancy term, tenants can give two months’ notice at any time, and rent periods cannot exceed one month. Fixed-term tenancies and rent in advance will be banned.![]()
2. Abolition of Section 21 – “No-fault” evictions will be removed, offering tenants greater security.![]()
3. Changes to Section 8 grounds for possession – Updated criteria for landlords seeking possession through the courts.![]()
4. New rent increase procedure – Clearer rules for how and when rent can be increased.![]()
5. Ban on rental bidding – Landlords and agents will no longer be able to invite or accept bids above the advertised rent.![]()
6. Right to request a pet – Tenants will have the right to request consent for a pet, which cannot be unreasonably refused.![]()
7. Private Rented Sector Landlord Ombudsman – A new independent body to resolve disputes between landlords and tenants.![]()
8. Private Rented Sector Database (Rented Property Portal) – A new national database for landlords and rented properties.![]()
9. Decent Homes Standard for the PRS – Ensuring all rented homes meet basic quality and safety standards.![]()
10. Awaab’s Law – Landlords must remedy serious hazards such as damp and mould within specified timeframes.![]()
11. Ban on rental discrimination – It will be unlawful to refuse tenants based on children or benefit status.![]()
12. Ending of the “AST trap” – Removing anomalies for long leases with ground rent over £250.![]()

My personal experience as a tenant for 1 year was on the whole very positive - we were given plenty of notice for viewings, fees were transparent, emails were answered quickly and any issues with the flat were resolved without a fuss. They were certainly a lot better than my previous experience with a (very highly rated!) estate agent in London, who didn't manage to do any of theses things!
EPS were always pleasant and efficient during our tenancy, they were agreeable when we wanted to leave our tenancy early and easy to work with. There were not any major problems during the tenancy to be dealt with, however they were helpful with smaller things that needed sorted. Fees are reasonable for the area. Small family company means you can always speak to the right person when required. They were good liaisons with the landlord and were always honest about property condition. Would recommend to others.
